Ever since, I started my career over 30 years ago as structural design engineers, I am privileged to work with world renowned organizations across India, far-East and Middle-East. While travelling this journey I had an opportunity acquiring vast experience in the field of structural analysis, design and project management including completion of several major projects in the above regions of the world.
I have established structural design consultancy firm ” ARSA Engineering Consultancy Services Pvt Ltd, based out of Bangalore City, India, in the year 2014.

Lansum Eldorado : The proposed residential development located in Narsingi, Hyderabad, encompasses 4-levels of basement car park, Ground floor (ST-01) and Walking Track (ST-02). The typical residential units begins from L1 till L42, this arrangement of floor result in to (2-Towers) 4B+GF+STI+P1+42+= 48 suspended slabs).
This proposed developed is covered over a built up area is 22, 93,190SqFt. The two residential Towers A & B are within a common basement structure measuring a width of 71.5/91m X 175m. The residential towers A & B are of similar height of 140.5m above ground floor (ST-01) to cover 42-floors above transfer slab (L01). The proposed twin towers are positioned 18.0 meter apart. The club house structure adjacent to Tower-B is separated with an introduction of expansion joint (EJ).
In general, a reinforced concrete structural system is adopted throughout the building. The tower columns and basement structure are arranged in a way to facilitate the proposed parking layout, driveway and ramp arrangement.
Typically the basement columns are arranged at span of 8.0-8.5 meter to accommodate 3-carparking per bay. In general it forms a grid of 8.0X8.5, therefore flat slab (225) thick with column capital is adopted to facilitate services passing underneath slab soffit, except at areas of water tanks. The water tanks and septic tanks are arranged at Basement-1.

Sunway Pyramid mall located in Bandar Sunway, Subang Jaya, Selangor, Kuala Lumpur which was developed by Sunway Group and opened in July 1997. It is Malaysia’s first themed shopping and entertainment mall. Sunway Pyramid is one of the largest shopping centres in Malaysia. Apart from the retail outlets, the complex features a 10 screen Cineplex, a 48 lane bowling Alley, an ice skating rink, a convention centre.
The Sunway Pyramid Mall designed by talented and well renowned architect AJM (Akitek Jururancang Malaysia) at Kuala Lumpur. The structural design for this prestigious project was provided by H S Lio Sdn Bhd, and Raoof was fortunate to be part of structural design team in the year 1996-1998.
Central Park 8 Residential twin towers located at Dubai International Finance Centre, Sheik Zayed Road, Dubai in a prime residential area in close proximity to major developments such as Dubai Mall, Emirates Towers, BurjKhalifa and the Financial Centre metro station, the Central Park residences are insightfully conceptualized to reflect the upscale lifestyle and enterprising spirit of its residents.
Mall of Emirates : The multi-level shopping mall with independent multi-level car park building is built to create a total gross leasable area of 2.75 Million Sq-ft. The principal Structural Consultant was Mott MacDonald and the main building contractor was Khansaheb.
The Binjai Condominium : The iconic high end condominium twin towers are located diagonally opposite petronas towers. There are 4 levels of basement car park. The basement excavation depth from raft bottom to natural ground level was in an order of about 16.5meters. The ground water table was identified at 6.5m from natural ground level. The deep excavation at prime locations of KLCC was challenging. There are four different options explored to arrive at reasonable shoring work at optimum cost.
On evaluation between pile and raft analysis, it was concluded that the raft foundation is ideal and most economical considering the available soil capacity at the foundation formation level and estimated super structure loads.
The basement car park floors are adopted with flat slab except the tower foot print where the beam frame structure is adopted. The blade columns are adopted to suit the architectural layout and the central core is utilized for latera load resisting system. At special locations the column which is not viable to consider in basement layout due to driveway locations is transferred at L4 with one floor depth transfer beam.
The terrace of both the towers are designed with swimming pools and associated deck arrangements.
Wave City Centre – Tower 3g
The tower G is office building encompass 3B+GF+P1+P2+45 typical floors. The foot print of tower measures a dimension of 75m X 48m. There are two levels of podium structures above ground floor at either side of the tower measuring dimensions of 34m and 28.3m.The structural framing constitutes a central core wall with peripheral blade columns continued all the way through 3 levels of basement car park till roof.
There are 4 moment resisting frames (MRF) along shorter direction of the building are adopted to resist the lateral loads induced in Y-axis. The beams connecting between the columns and main core wall at MRF are of sizes 600W X 900D. Besides the MRF all the peripheral beams are deepen to 900mm to contribute resisting in lateral and torsional effects.
The building sub-structure is 14 meter below the architectural ground level and 173.5 meter above ground level. The aspect ratio considering the least plan dimension is 3.61.
The proposed car park design at basements levels are based on grid dimension varies in the ranges of 4.5m/6.22m X 6.22m/7.08m. The primary beams along vertical direction are designed to receive secondary beams at mid spans are of size 450W X 600D, whereas the secondary beams running in horizontal directions are 300W X 600D. The beam are mainly governs by the limitations outlined by service engineers. The beams are design to carry the gravity and the part of lateral loads in accordance with their own stiffness. For details on lateral load path in basement refer section 3.6 of this report.
Pyramid Hotel : This development is unique on grounds of construction methodology was adopted. The newly introduced top-down construction techniques is aimed to speed up the construction and in this case it was aimed to achieve a cycle of 7 days per floor. This is accomplished by using steel pile as columns appropriately braced at every 4 floors and the steel tube columns are pumped with concrete. The standard structural steel form work is hanged at top most floor and at every 7 days, a standard form work is drop down by operating down the bolts at 4 corners of the bay.

Poulomi Palazzo Kokapet, Hyderabad
The proposed high-rise building development is located at Kokapet, Hyderabad, over a site area of 2.3 Acres. The proposed residential tower encompasses 4 Basements +Stilt +Service Floor+3 Levels Club House+50 Typical Floors which equates to total 58-suspended slabs over the foundation.
There are 4-levels of basement car park thereby the structural system opted is to suit the parking and expected services in the basements. The basements floor heights are typically 3600mm including slab thickness.
The basement and tower columns/shear walls are typically arranged to accommodate car parking, driveways and ramp locations. With the restricted site dimension, all the architectural design is housed within the tower footprint & basement floors which resulted in varied column grid. Considering the limited basement floor heights and expected services, the flat slab with column drops are adopted throughout basement structure to facilitate services passing underneath slab soffit. However at underneath tower foot print beams are adopted to constitute frame action.
The Stilt (Podium) floor which is located at above basement-1 floor level and below service floor level shall be designed to accommodate significant landscaping and fire engine driveway. Therefore, at fire engine path, a 400 mm soil fill is accounted in order to ensure the proper wheel load dispersion and additional 200mm allowance is made to accommodate driveway floor finishes. Hence, total of 400mm soil filling + 200 finishes shall be considered for design of stilt (podium) floor together with additional fire engine load of 61 Tonne (15Kn/m2).

Capital 45 Pupalaguda, Hyderabad
Luxurious high-rise apartment of 45 floors in the Financial District built with exclusive amenities and world-class design. The proposed Towers encompasses 4B+GF+CH1&CH2+45 Typical floors measuring a height of 171m/204 meters above GF/Foundation.
The Structural system constitutes combination of shear walls and columns through basement structure and RC Walls (Mivan Wall) from typical floor onwards which resulted into transfer structure at interface of Ground floor and typical floor. The Transfer Beam depth is estimated in an order of about 2000mm.

Aparna Sarovar
The proposed high-rise building development is located at Nallagandla, Hyderabad, over a site area of 5.742 Acres. The proposed residential tower encompasses (3-Towers) 2B+4P+50+Terr = 57 Slabs Typical Floors which equates to total 57-suspended slabs over the foundation. This proposed development covers over a built-up/slab area of 26,76,524SqFt.
In general, a reinforced concrete structural system is adopted throughout the building. The tower columns and basement structure are arranged in a way to facilitate the proposed parking layout, driveway and ramp arrangement and typical apartment layout.
There are 2-levels of Basement car park, thereby the structural system opted to suit the parking and expected services in the basement. The Basement floor heights are typically 3500mm/4000mm respectively including slab thickness.
The columns/shear walls are typically are arranged to accommodate car parking, driveways and ramp locations. With the restricted site dimension all the architectural design is housed within the basement floors which resulted in varied column grid. Considering the limited basement floor heights and expected services, the flat slab with column drops are adopted throughout basement structure to facilitate services passing underneath slab soffit. However at underneath tower foot print beams are adopted to constitute frame action.

Elena Residency
The proposed residential development is located at Kokapet, Hyderabad, over a site area of 3.61 Acres for the envisioned development of residential 2-Towers of 55 Typical Floors.
The proposed residential towers encompasses 4B+GF+WT+L55 (Typical)+Terrace resulting into 61-suspended slabs over the foundation and 55 slabs over Transfer floor.
In general, a reinforced concrete structural system is adopted throughout the building. The tower columns in the basement structure are arranged in a way to facilitate the proposed parking layout, driveway and ramp arrangement and while considering the spans at Transfer structure. And, the Transfer Structure is conceptualised based on typical shear wall arrangement as per architectural design intent.
The expansion joints are adopted at suitable locations to split the tower A & B to enhance structural efficiency of these highrise towers rigidly connected with part basement floors. Furthermore, having been designed the towers independently the sequence of construction would be simpler whereby the towers structure construction can be independent of basement/podium structure. The adopted expansion joints separating the two high-rise structures split the basement into separate segment would definitely improve and structural behaviour and would result into economical design.
